The Dulwich Estate

Leasehold

The Dulwich Estate currently owns the freehold of approximately 600 flats and maisonettes, ranging from high-rise blocks such as Frobisher Court, on Sydenham Hill, and the blocks on Lymer and Tylney Avenues, and Farquhar Road, near Crystal Palace, to low-rise developments, usually of ground-floor flats with first and second floor maisonettes above.

The Estate maintains the communal parts of these blocks and the amenity areas, with the lessees reimbursing the costs through the service charge.

Flats and Maisonettes

The leases of the Estate's flats and maisonettes generally follow a similar form, with the lessee being responsible for repairs to the interior, including fixtures and fittings, and redecoration. There are the usual requirements to avoid causing disturbance to other residents - an important consideration. When buying a flat or maisonette, the purchaser's solicitor should provide full details of the lease terms and the obligation to notify the Estate of a change in ownership.
